Q: Why are you serving as the Official Real Estate Partner of the Parade of Homes?

A: Parade of Homes provides people with a wealth of knowledge and awareness of the new construction industry, which goes hand-in-hand with our goal to be the #1 source of information for buyers and sellers in both the resale and new construction market.

Q: What about the Parade are you most looking forward to?

A: Year after year, Parade of Homes brings great exposure to the new construction industry, and we look forward to that happening once again. It’s a great way to get people out looking and thinking about new homes now that their kids are back in school. On top of the exposure that it brings, we get to see all the new design trends of the year and what still remains popular.

Q: Why do you think the Parade of Homes remains so popular, even after 68 years?

A: Parade of Homes continues to be the ultimate source for anyone who is looking to make a move or is just simply interested in the latest home designs. With 73 homes scattered across Central VA, people who attend Parade of Homes have the ability to check out a variety of neighborhoods, builders, and home styles, helping them be more informed about new construction and home design in their local area.

Q: What new home trends are you seeing in RVA?

A: The Craftsman style has dominated the last 10 years or so, and we’ve seen a shift in the higher end new construction market towards a more Urban Farmhouse trend in the last few years.  Even that is already sort of evolving and showing signs of going more and more towards Modern architecture in the last 12 months.  Many of the styles which are more prevalent on the West Coast in areas like Newport Beach and Seattle are starting to slowly influence exterior features and designs of high-end build jobs in luxury communities in Richmond.  Richmond has always been more of a conservative market, so that change will be gradual. As the market continues to demand more, builders have continued to innovate and bring more exciting and elaborate designs to our amazing market.

Q: What design trends are buyers looking for in new homes?

A: Here at The Yeatman Group we have a dedicated Design Team to assist our clients through the process of designing and choosing the selections that go into their home. As the trends begin to shift, they see it first-hand with their clients. One trend they are seeing is when it comes to cabinets, blue tones are starting to become a fan favorite. And that staple gray wall color that everyone loves? Buyers are starting to shift towards warmer colors, like white and off-white designs that create a calm and neutral background. Overall the bohemian trend is still going strong, but there is a shift to a more modern, streamlined feel.  Instead of a gallery wall of art we are seeing more large statement pieces to fill spaces; a less is more approach to completing rooms.  The trend of warmer colors is also accompanied by more natural touches, the great American houseplant has never been more popular and Fiddle leaf figs are still the rage.

Q: What makes your team uniquely positioned to help a buyer find their new home?

A: We are well known for its success and prominence in the new construction niche of RVA Real Estate. The team represents as many as 7 of the area’s most exclusive custom builders in Richmond’s most prestigious new construction communities as well as many “build on your land” true custom jobs.  The team’s vast knowledge and experience in new construction, combined with their strong builder and developer relationships, gives buyers a leg up when it comes to building or finding a new home.

Q: What special events do you have planned?

A: Our amazing residents are kind enough to open up their doors for guests of the home show to join us in the biggest event of the year: the Fall Festival! On Saturday, we’ll have Food and beer trucks, a DJ, costume contest, fall games, pumpkin painting, face painting, barrel rides, mechanical bull, and more! Sunday, we have live music by the Killer B's, food trucks, face painting, and bounce houses.  Of course, the real stars of our weekend are our incredible custom homes.

Q: What makes your community distinctive?

A: When you drive through RounTrey, you see it is anything but cookie cutter.  A mixture of multiple home styles by our fabulous builders make a great first impression.  What really ups the ante are our residents and all of their fun they have all year while also giving back to each other.  I have never seen such a tight knit community the way these folks come together!

Q: What new home trends are you seeing in your community?

A: We are seeing some amazing tile patterns and fixtures throughout these custom homes.  Also, a lot of families are putting more time and money into their outdoor living spaces! What better time than Fall around the corner!

Q: What amenity trends are buyers looking for?

A: Buyers are certainly seeking that all-inclusive, active lifestyle. A packed social calendar that caters to kids, adults, families, and active adult all make our residents happy!

Q: What special events do you have planned?

A: We have a whole day of fun planned for our Fall Carnival on Oct. 20th! We will have trolley rides to the model homes, 5 of which are featured homes in the Parade,  carnival rides and games, trackless train rides, bounce houses, live music on the patio, food and beer trucks,  cotton candy, face painting, funnel cakes and caramel popcorn, giveaways and prizes.  The best part is it is all free, open to the public and a great way to experience the lifestyle that Harpers Mill has to offer.  The model homes will even have fun fall themed games and prizes along the way during your trolley tour. Our beer sponsor for the day will be BARK, a local animal rescue which will receive 100% of the profits from the beer sales so as you drink a tasty beverage, you will be supporting our furry friends!  They will even have adoptable kittens on site for you to cuddle and maybe even bring home!

Q: What amenity trends are buyers looking for?

A: Besides location, buyers are looking for amenities and conveniences within the community that allows them to have everything they could ever want to enjoy their free time with friends and family without even needing to leave the community.  We are doing just that in Harpers Mill.  Currently we have Club Park which includes a resort-style pool, clubhouse, regulation size sports field with LED lighting and a custom-built Hobbit World playground.  In the future, we have plans to add a dog park,  a 9 foot wide paved trail system which will extend about 5 miles long, a retail corner featuring a restaurant and neighborhood friendly shops, a daycare center, a second pool amenity, pickle ball court for our 55+ community in Kenbrook, and 240 acres of reserved open space and parks.

That means there is lots of open space, all of which is connected by over ten miles of sidewalks and walking trails.

Q: What special events do you have planned?

A: We’re exciting to share the return of our popular Fall Festival at the new Hickory Hill model home. On Saturday, October 26th, we invite everyone to bring their families to Hickory Hill for live music, hayrides, a pumpkin patch, bounce houses, and more! It was such a blast last year that we're looking forward to doing it again. All activities are free, but we do ask folks bring nonperishable items to donate to the Moments of Hope Outreach program.

Q: What makes your community distinctive?

A: We believe that Hickory Hill is Hanover's best kept secret. With large lots, quiet cul-de-sacs, and a modern neighborhood vibe, it provides the amenities homeowners look for. With 500 acres of community land surrounded by a 700-acre preservation lot, there's plenty of elbow space and it all will be connected by over 10 miles of sidewalks and walking trails. Only 277 homes will be built in this community, so Hickory Hill will retain its natural spacious feel. Hickory Hill is in the countryside of Hanover while still being conveniently located to modern day necessities and conveniences in the nearby town of Ashland. Plus, it’s only three minutes from I-95 and 10 minutes from I-295.

Q: What new home trends are you seeing in your community?

A: There are several trends happening in Hickory Hill right now and one of the biggest is mixing metals. People seem to be more open to the idea of mixing their metal finishes and gone are the days that plumbing, cabinetry, hardware, and lighting all need to match. Another popular trend we've seen are people are having fun with their tile selections! We are seeing clients use the shower floor or the in-set of a niche to bring in a different pattern or texture with a decorative mosaic tile. In addition, clients are interested in more upgrades in outdoor entertainment. Whether it’s a two-sided fireplace, outdoor kitchen, covered lanais, or all of the above, people want to utilize their large, wooded lot with the best features.

Q: What amenity trends are buyers looking for?

A: Hickory Hill is building a natural playground for the children of the community to enjoy. We see a lot of demand for these natural and outdoor features. Similarly, the 10 miles of walking trails promote a healthy lifestyle for the community and is often filled with neighbors walking their dogs or children riding their bikes. In a community with so much land and preservation space, people who visit Hickory Hill are thrilled to learn it has High Speed Internet despite the rural feel of the community. Hickory Hill buyers are looking for large lots, High Speed Internet, privacy between neighbors, and a safe community for their children to play.
